The first settlers arrived in 1868. By the time it incorporated in 1910 there was a real town here, and the waterfront arts district still runs through housing from that stretch.
Pinellas County's median house was built in 1977, and the older Gulfport streets run well behind that. Drywood termites live inside the wood itself, so an old cottage with real framing is more house to eat than block construction. Sitting on the bay adds the other problem, since subterranean termites come up from wet ground and Gulfport has plenty of it.

Here's the honest reason not to sit on it. A drywood colony takes about five years to get big enough to throw swarmers, the winged ones that leave and start new colonies somewhere else in your house. Once that starts, one colony becomes several, and several becomes dozens. Caught early it's a straightforward job. Caught late, I've seen it take years to track them all down. That's not a sales line. That's just how they work.
